Belgium capital gains tax calculator: the new tax on investment gains

Belgium taxes investment gains at a flat 10% from 1 January 2026, charged only on the year's financial gains above EUR 10,000 per person. Before that date the same gains were untaxed in the normal management of private wealth, and speculation has always paid 33%. The calculator also handles the fotomoment re-base for pre-2026 holdings and the property windows.

Work out the tax on a share, crypto or gold disposal from your dates and costs, or a property resale inside its window. Enter sales by hand or import your broker and exchange CSVs (DEGIRO, Trade Republic, Bolero, Koinly), and the calculator re-bases pre-2026 holdings to their 31 December 2025 value, applies the allowance with its carryforward, and switches the rate for speculative sales and unbuilt land. Everything stays in your browser.

Rates current as of 2026-09-17, from FPS Finance's meerwaardebelasting page.

Questions

Belgium capital gains questions

How is the 2026 tax worked out?

Add up the year's gains on financial assets (shares, ETFs, bonds, crypto, gold, currencies) after the fotomoment re-base, subtract financial losses, then subtract the EUR 10,000 allowance and apply 10% to what is left. Gains of EUR 12,000 in 2026 mean (12,000 - 10,000) x 10% = EUR 200 of tax.

What changed on 1 January 2026?

Belgium introduced its first general tax on investment gains (the meerwaardebelasting, assessment year 2027): a flat 10% on realised gains on financial assets above EUR 10,000 per person per year. Before that date, gains made in the normal management of private wealth were untaxed; only speculative or professional trading paid 33%, which continues unchanged.

What is the fotomoment?

A one-off re-basing date. Holdings you already owned before 2026 are treated as acquired at their value on 31 December 2025 when that value is higher than what you paid, so only the gain accrued from 2026 onwards is taxed. A fund bought for EUR 1,000, worth EUR 8,000 on 31 December 2025 and sold in 2026 for EUR 9,000 is taxed on EUR 1,000, not EUR 8,000.

When do I declare and pay?

The gains of a year go on the income tax return (aangifte), due around 30 June of the following year. A Belgian broker can also withhold the tax on the sale itself on an opt-in basis; either route, the figures are the same ones this calculator produces.

Are losses deductible?

Financial losses reduce the year's financial gains before the allowance. Property losses are different in kind: they do not offset financial gains, and the calculator keeps the two schedules apart.

Is my own home taxed?

No, the main residence is exempt. Built property other than your home pays 16.5% of the gain when resold within five years of purchase (plus communal surcharges), and unbuilt land pays 33% within five years, 16.5% in years five to eight, nothing after eight.

Who does the new tax apply to, and how is it collected?

Belgium's new capital gains tax (meerwaardebelasting) applies from 1 January 2026 (assessment year 2027): a flat 10% on realised financial-asset gains above EUR 10,000 per person per year, withheld by the bank on an opt-in basis or declared on the return. How does the EUR 10,000 allowance work?

The exemption: EUR 10,000 per person (each partner in a couple has their own); unused base exemption transfers at EUR 1,000 per year up to EUR 15,000 after five years.

How are assets I already owned before 2026 treated?

Fotomoment: holdings acquired before 2026 are re-based to their 31 December 2025 value where that is higher than cost, so only post-2026 gains are taxed.

Did the property rules change with the reform?

Property rules are unchanged from 2025: principal residence exempt; built property 16.5% within 5 years; unbuilt land 33% within 5 years, 16.5% years 5-8; exempt beyond unless speculative.
