Capital gains tax calculator Australia: the discount, Medicare levy and CPI indexation
Work out the tax on a property, share or crypto sale from the contract dates and your other income. Enter sales by hand or import your broker and exchange CSVs, and the calculator applies the 50% discount, 2026-27 ATO marginal rates and the Medicare levy, then switches to CPI indexation for sales from 1 July 2027. Everything stays in your browser.
Rates current as of 2026-09-14, from the ATO’s CGT discount and resident tax rates pages.

Investments
Capital gains tax on shares, ETFs and crypto
A capital gain is what you receive minus your cost base, which includes brokerage on the way in and out. The gain belongs to the income year of the CGT event, and for a sale under contract that is the contract date, not settlement. If you owned the asset for at least 12 months, counting neither the day you bought it nor the day you sold it, and you are an Australian resident individual, the net gain is cut by 50% before it is added to your income.
The discounted gain is taxed at your marginal rate and carries the 2% Medicare levy with it. Crypto is a CGT asset like shares: selling it, swapping it for another coin and spending it are all disposals, each with its own cost base and holding period. Import your broker and exchange CSVs and the calculator matches the trades first in, first out and tests the holding period on every parcel.
Example: shares sold in 2026-27 by someone earning $95,000
| Step | Amount |
|---|---|
| Cost base | $30,000 |
| Proceeds | $70,000 |
| Capital gain | $40,000 |
| 50% CGT discount | $20,000 |
| Net capital gain | $20,000 |
| Other income | $95,000 |
| Tax and Medicare levy on the gain | $6,400 |
Main home
Selling your home and the main residence exemption
A home that was your main residence for the whole time you owned it is exempt from capital gains tax. If it was your main residence for only part of the time, or you used part of it to earn income, only part of the gain is exempt. If you move out and rent the home, you can keep treating it as your main residence for up to six years.
Tick the main home box on the property card for a home you lived in throughout and the calculator treats the sale as exempt. A part-year exemption is worked out from your own records and is outside the calculator.
Investment property
Selling an investment property
The cost base of an investment property is the price you paid plus stamp duty, legal fees and other costs of buying, plus capital improvements. Agent commission, advertising and legal fees on the sale come off the proceeds. The gain is then reduced by any capital losses, and the discount applies to what is left when you held the property for at least the minimum period.
Add the property to the calculator with its purchase costs, improvements and selling costs in their own fields. The contract date decides which income year the sale belongs to, so a contract signed in June and settled in August is a sale in the year that ends in June.
Example: an investment property sold in 2026-27 by someone earning $95,000
| Step | Amount |
|---|---|
| Purchase price plus buying costs | $685,000 |
| Sale price less selling costs | $882,000 |
| Capital gain | $197,000 |
| 50% CGT discount | $98,500 |
| Net capital gain | $98,500 |
| Other income | $95,000 |
| Tax and Medicare levy on the gain | $35,895 |
The change
What changes from 1 July 2027
For a sale on or after 1 July 2027, indexation replaces the discount: your cost base is raised by the ABS consumer price index between purchase and sale, and there is no 50% reduction. An asset you hold on the day before is treated as sold and re-bought at its market value, so the gain up to that value keeps the discount and only the growth after it is indexed. A 30% minimum tax applies to the gains made after that date.
Enter the market value on 1 July 2027 on assets you will hold across the date and the calculator splits the gain, applies the CPI index numbers shown in the table above and tests the minimum tax.
Foreign residents
Foreign residents and the discount
Foreign residents pay capital gains tax only on taxable Australian property, and they lose the 50% discount on gains that accrued after 8 May 2012. An asset bought before that date keeps the discount on the gain up to its value on the day, if you enter that value. Tick the foreign resident box in section 3 and the calculator applies those rules and the foreign resident tax rates.
Losses
Offsetting capital losses
A capital loss offsets capital gains only, and never other income. You subtract this year's losses from your gains before the 50% discount is applied, and any loss you cannot use carries forward to later years with no time limit. Enter the losses from earlier years in section 3 and the calculator applies them before the discount.
Filing
When to lodge and pay
The income year runs from 1 July to 30 June. A capital gain goes in your tax return as the net capital gain, and the tax return for the 2026-27 year is due on 31 October 2027 if you lodge it yourself. The calculator covers one income year at a time: a sale dated outside the year you have open is left out of the numbers.
Questions
Australia capital gains questions
How much capital gains tax do I pay on an investment property in Australia?
Take the sale price less selling costs, subtract your cost base, and subtract any capital losses. If you held the property for at least 12 months, the 50% discount halves what is left and the result is added to your taxable income. In the example above, a $197,000 gain becomes a $98,500 net capital gain and $35,895 of tax and Medicare levy at $95,000 of other income.
Do I pay capital gains tax when I sell my home in Australia?
Not when the home was your main residence for the whole time you owned it. A home that was your main residence for only part of the time gets a partial exemption, and you can keep treating a home you moved out of and rented as your main residence for up to six years.
How is capital gains tax calculated on shares and crypto in Australia?
The gain is the sale price less your cost base, including brokerage. Held for at least 12 months, the 50% discount applies and the net gain joins your income at marginal rates. In the shares example above, a $40,000 gain becomes $20,000 of net capital gain and $6,400 of tax and Medicare levy. Crypto follows the same rules, and every swap between coins is a disposal.
How is the capital gain worked out?
Sale price minus your cost base. The cost base is the purchase price plus the costs of buying (stamp duty, conveyancing, inspections) and any capital improvements. Selling costs such as agent commission come off too. Capital losses from other assets reduce the gain first, and the 50% discount applies to what is left.
Which tax year does the sale fall into?
The year of the contract date, not settlement. A contract signed on 20 June 2027 is a 2026-27 sale even if it settles in August. The calculator picks the tax year and the rates from your sale contract date.
What happens from 1 July 2027?
Assets held on 30 June 2027 are treated as sold and re-bought at their market value that day. The gain up to that value keeps the 50% discount when you sell. The gain after it is taxed on a CPI-indexed cost base with no discount and a 30% minimum tax. The calculator models the split once your sale date is on or after 1 July 2027, and shows the CPI index numbers it used.
Where does the CPI data come from?
The ABS All groups CPI series for Australia, quarterly, retrieved 14 September 2026. ABS has published index numbers to 2026-Q2. Quarters after that follow the RBA's August 2026 Statement on Monetary Policy forecasts until the actual figures are released. The full set is in the table below.
Who qualifies for the 50% discount?
Page: 'you can reduce your capital gain by 50%' if you owned the asset for at least 12 months before the CGT event and you are an Australian resident for tax purposes.
How is the 12-month holding period counted?
When counting the 12 months, the day of acquisition and the day of the CGT event are both excluded; for sales under contract the CGT event happens on the contract date, not settlement.
How do capital losses interact with the discount?
Capital losses from other assets must be subtracted from capital gains before applying the discount.
Do companies and super funds get the discount?
Australian trusts can also discount a capital gain by 50%; complying super funds by 33.33%; companies cannot use the CGT discount at all.
Is there a bigger discount for affordable rental housing?
An additional CGT discount of up to 10% (lifting the total to up to 60%) is available to Australian resident individuals providing affordable rental housing.
Could the 2026-27 Budget change these rules?
Alert on the page as fetched 2026-09-14: 'Recent changes to capital gains tax (CGT) announced in the 2026-27 Federal Budget don't apply to Tax Time 2026' — discount rules may be amended by that budget legislation, so re-verify before relying on the 50% rate for later disposals.
