Grenada capital gains tax: none, transfer tax on land sales
Grenada has no personal capital gains tax, so the tax on your investment gain is zero. Shares, funds, crypto and property alike, a private disposal carries no tax on the gain, whatever the holding period. What a sale does carry is property transfer tax on the value of land and unlisted shares, 5% or 15% on land depending on the vendor, and nothing on shares listed on the Eastern Caribbean Securities Exchange.
Current as of 2026-09-30, from the Income Tax Act and the Property Transfer Tax Act.

Questions
Grenada capital gains tax questions
Does Grenada have a capital gains tax?
No. Section 29 of the Income Tax Act lists the gains or profits that form assessable income: business, employment, rentals and royalties, interest, discounts, fees and commissions, and annuities. The sale of a capital asset by an individual is not on the list. Whether you sell shares after a week or land after twenty years, the gain itself is not taxed.
So what does selling property cost?
Property transfer tax, charged on the market value rather than the gain. A citizen vendor pays 5% of the market value of land above EC$20,000, and a vendor who is not a citizen pays 15%. It is owed whether the sale makes a gain or a loss. The sale itself carries no VAT, because the supply of vacant land and of residential premises is exempt.
Are shares taxed when I sell them?
Not on the gain. Shares listed on an exchange licensed by the Eastern Caribbean Securities Regulatory Commission, such as the Eastern Caribbean Securities Exchange, are outside the Property Transfer Tax Act entirely, so a listed sale costs no tax at all. Unlisted shares pay property transfer tax on market value at 10% when the vendor or the purchaser is not a citizen.
Is crypto taxed in Grenada?
Not as a capital gain. Crypto is a capital asset like any other for a private sale, and no provision of the Income Tax Act taxes the gain on one. Income tax at 10% on the first EC$24,000 of chargeable income and 28% above it applies to earned and business income, after the EC$36,000 personal deduction.
What does the Income Tax Act say about capital gains?
Grenada has no capital gains tax on personal disposals. Section 29 of the Income Tax Act (Cap 149) lists the gains or profits that form assessable income: business, employment, rentals and royalties, interest, discounts, premiums, commissions and fees, annuities and periodic receipts, and amounts deemed income under the Act. The sale of a capital asset by an individual is not among them. Source: https://grenadaparliament.gd/wp-content/uploads/2021/08/Cap149-INCOME-TAX-ACT.pdf
Is anything taxed instead of the gain?
This is a no-capital-gains-tax position, not an exemption from transaction charges. The Property Transfer Tax Act (Cap 257C) charges a tax on the market value of land and of unlisted shares when they change hands, owed whether the sale makes a gain or a loss. What is the property transfer tax on land?
Land: where the vendor is a citizen the vendor pays 5% of the market value, and where the vendor is not a citizen the vendor pays 15%; on a sale (not a gift) tax is payable only on the value exceeding EC$20,000. What is the property transfer tax on shares?
Shares: transfers of securities listed on an exchange licensed by the Eastern Caribbean Securities Regulatory Commission are outside the Act, so a sale on the Eastern Caribbean Securities Exchange carries no transfer tax. A sale of unlisted shares by a non-citizen vendor pays 10% of market value, and where the purchaser is not a citizen the purchaser pays 10% of market value; connected share transfers within two years and above EC$20,000 in total are treated as one transaction. Which transfers are exempt from property transfer tax?
Exempt transfers include transfers by testamentary disposition or on an intestacy, gifts not exceeding EC$150,000, and transfers between trustees. A gift above EC$150,000 pays the land and share rates on the excess. Source: https://grenadaparliament.gd/wp-content/uploads/2021/08/Cap257C-PROPERTY-TRANSFER-TAX-ACT.pdf
What is the VAT position on a sale?
VAT is charged at 15% on most goods and services, with a 10% rate for hotel and holiday accommodation and dive packages. Sales of vacant land and of residential premises, and transactions in shares, stocks, bonds and other securities, are exempt supplies under the Fourth Schedule of the VAT Act.
