Senegal capital gains tax calculator

Senegal taxes property, not portfolios. The taxe de plus-value immobiliere takes 15% of the gain on bare or insufficiently built land and 10% on other immovable property, on a base the statute defines unusually: the disposal price less 120% of the acquisition cost. There is no general capital gains tax on securities.

Work out the tax on a villa, a plot or a real right from your dates and costs. Enter sales by hand or import your notary’s schedule, and the calculator applies the 120% acquisition-value uplift to each disposal, floors the base at zero, and shows the arithmetic behind the final figure. Everything stays in your browser.

Rules and charges

RuleValue
Taxable baseThe disposal price less 120% of the acquisition cost. The statute's acquisition value adds acquisition costs fixed at 20% of the acquisition price, so the cost is uplifted, not deducted.
Zero floorA disposal at or below the acquisition value (after the 120% uplift) makes no plus-value: the base floors at zero and is never negative.
Bare or insufficiently built land15% of the plus-value (CGI article 556)
Built immovable property and real rights10% of the plus-value (CGI article 556)
LossesNo loss pool, no netting and no carryforward: a below-cost disposal creates no relief and nothing carries to another year.
SecuritiesNo general capital gains tax. Article 556 reaches only land, immovable rights and mining titles; a private share disposal is handled at registration under article 259-2 (25% on one-third or one-half of the excess over cost), not computed here.
Mutation registration duty5% of the declared price of the property, borne on the act and distinct from the 10%/15% plus-value tax on the gain. Publicity-fonciere fees of 0.9% of the declared value plus a fixed 6,500 FCFA also apply.
PaymentThe plus-value tax is paid by the seller at the registration of the alienation act or mutation declaration (CGI article 559); registration is refused if it is unpaid. The annual income return is due by 30 April of the following year.
Main residence and holding periodNo general holding-period scale, main-residence exemption or small-disposal relief was located: the rate turns on the nature of the land, not on how long it was held.

Questions

Senegal capital gains questions

How much is capital gains tax in Senegal?

On immovable property, the taxe de plus-value immobiliere takes 15% of the gain on bare or insufficiently built land and 10% on other immovable property and real rights (CGI article 556). The base is the disposal price less 120% of the acquisition cost, because the statute's acquisition value fixes acquisition costs at 20% of the acquisition price. Senegal has no general capital-gains tax on securities.

Why is the base 120% of the cost?

The statute does not simply deduct your cost. It defines the acquisition value as the acquisition price plus acquisition costs fixed at 20% of that price, plus the works included at acquisition. The taxable plus-value is the disposal price less that acquisition value, so the cost is uplifted by 20%. If 120% of your cost equals or exceeds the price, the plus-value is nil and no tax is due.

Does Senegal tax share or crypto gains?

No general securities capital gains tax exists. Article 556 reaches only land, immovable rights and (since 2021) mining and petroleum titles. Where a private individual disposes of shares, social rights or beneficiary shares held outside a business asset account, article 259-2 taxes the excess of the price over the acquisition price at 25% on one-third of the amount (or one-half if the management and 25%-profit-rights conditions are not met), paid at registration within the month following the disposal. That separate charge is outside this property calculator.

Is the 10% a registration duty or an income tax?

It is a tax on the gain, not the registration duty. The mutation registration duty is a separate 5% of the declared price of the property, borne on the act; the taxe de plus-value immobiliere is 10% (or 15% on bare land) of the gain and is due by the seller. The two are liquidated together at registration (article 559), but they sit on different bases.

What is the capital gains tax rate in Senegal?

The taxe de plus-value immobiliere taxes the gain (plus-value) on the disposal of immovable property, at 15% of the gain for bare or insufficiently built land (terrains non batis ou insuffisamment batis) and 10% for other immovable property and real rights over immovable property (terrains batis, droits reels immobiliers), under article 556 of the Code general des impots (CGI). The DGID's own information sheet on the taxes due on acquiring an immovable states the taxe de plus-value immobiliere at 10% of the gain of the property disposed of, raised to 15% for bare or insufficiently built land, and payable by the seller; PwC's Senegal summary states that immovable property may bear a capital gains tax of 15% or 10% depending on the nature. The 2021 Finance Law rewrote article 556 to extend the tax to disposals of business fixed assets and to mining and petroleum titles, with rates of 15% on bare or insufficiently built land, 10% on a real right over a state-owned (domanial) immovable and 5% in all other cases, and stated that these provisions change neither the basis of the tax nor the liquidation of the registration duties. This calculator models the private immovable-property charge only: 15% on bare or insufficiently built land, 10% on built immovable property and real rights. How is the taxable base worked out?

Basis of the tax: the plus-value is the price at which the property is alienated less its acquisition value. Article 556 defines the plus-value by reference to the acquisition value defined in article 557, and the acquisition value is the acquisition price or estimate increased by acquisition costs fixed at 20% of the acquisition price and by the works included at acquisition. The taxable base is therefore the disposal price less 120% of the acquisition cost, and the record carries that 120% uplift as acquisitionUplift 1.2; nothing in engine code hardcodes it. Where 120% of the cost equals or exceeds the disposal price the plus-value is nil: the base floors at zero and can never be negative. Sources: CGI articles 556 and 557, with the basis left unchanged by the 2021 Finance Law (https://www.dgid.sn/wp-content/uploads/2023/01/CGI-LFI-2021.pdf).

Does Senegal tax securities gains?

Securities: Senegal levies no general capital-gains tax on securities. Article 556's taxe de plus-value immobiliere reaches only land, immovable rights and (since 2021) mining and petroleum titles; it does not reach shares, fund units or crypto. The disposal of shares, social rights and beneficiary shares held outside a business asset account is governed separately by article 259-2 of the CGI: the excess of the disposal price over the acquisition price (or over the value five years before the disposal where the acquisition was more than five years earlier) is taxed at 25% on one-third of its amount where the taxpayer or their spouse, ascendants or descendants have exercised administrator or manager functions during the preceding five years and their combined rights in company profits exceeded 25% over the same period, and at 25% on one-half otherwise; the tax is paid at registration within the month following the disposal (article 31-6 of the CGI), which discharges the beneficiary from a separate income declaration for that gain. That schedular, registration-time charge is outside this calculator, which is a property calculator; no securities, fund, crypto or movable-valuables gain is computed here. Sources: DGID response of 2020 on article 259-2 (https://www.dgid.sn/wp-content/uploads/2026/02/EDR-2020.pdf); DGID response of 2022 (https://www.dgid.sn/wp-content/uploads/2026/02/EDR-2022.pdf).

Do losses reduce the tax?

Losses: the plus-value is defined as a positive excess, so a disposal at or below the acquisition value (after the 120% uplift) yields no plus-value and no base. The article 556 and article 559 material and the DGID responses reviewed provide no capital-loss pool, no netting of losses against other gains and no carryforward; a below-cost disposal creates no relief and nothing carries to a later year. This calculator therefore recognises no loss and disables the carryforward input (noLossCarryforward).

When and how is the tax paid?

Declaration and payment: the tax is liquidated and paid at the same time as, and on the occasion of, the registration of the alienation act or the mutation declaration, and is due notwithstanding any contrary agreement by the person who benefits from the plus-value, that is the seller (article 559 of the CGI); registration is refused if the tax is not paid together with the mutation duties, except for acquisitions by the State and the local authorities. Separately, the mutation registration duty is 5% of the declared price of the property, with the administration able to revalue a declared price below market value, and publicity-fonciere fees of 0.9% of the declared value plus a fixed 6,500 FCFA apply; those are transfer duties on the price, not on the gain, and are distinct from the 10%/15% plus-value tax. Real-regime annual income and results declarations are due by 30 April of the year following the fiscal year. Are there exemptions or a holding-period rule?

Exemptions and edges: no general holding-period scale, main-residence exemption or small-disposal relief was located for the immovable-gain tax: the rate turns on the nature of the land or right, not on how long it was held, and no annual capital-gains allowance or revaluation table was located. Expropriation compensation for public utility falls outside article 556, the DGID has confirmed (response of 13 May 2019, https://www.dgid.sn/wp-content/uploads/2022/08/Etat-des-re%CC%81ponses-de-lanne%CC%81e-2019-version-finale.pdf). The tax is the seller's charge, the mutation duty a separate duty on the act.

Has the regime changed since 2021?

2026: the same rates and mechanism apply under the official materials reviewed. No annual capital-gains allowance or revaluation table was located, and no change to the 15%/10% split or the 120% acquisition-value uplift was found inside the 2021-2027 window.
