Sweden capital gains tax calculator
Sweden taxes capital income in its own base: 30% on most gains, 25% on unlisted non-qualified shares, 22% on your home. Losses work as credits, 21% of a share loss and 15% of a home loss, netted against the year’s tax on gains.
Work out the tax on a share, crypto or property disposal from your dates and costs. Enter sales by hand or import your Avanza, Nordnet or exchange CSVs, and the calculator splits multi-parcel sales under FIFO, applies each card’s rate and shows the loss-credit arithmetic behind the final figure. Everything stays in your browser.

Questions
Sweden capital gains questions
How much is capital gains tax in Sweden?
30% on gains from listed shares, funds, crypto and other assets. Unlisted non-qualified shares pay 25% and your home 22%. Capital income is its own tax base, so your salary never changes these rates.
How is the gain calculated?
Sale proceeds minus what the asset cost you, minus incidental costs of buying and selling. For a home, improvements to the property count against the gain too.
How do losses reduce the tax?
As credits, not offsets. 70% of a loss on shares, crypto or other assets is deductible, so each krona of loss cuts the year's tax by 21%; for a home 50% is deductible, a 15% credit. The credits net against the tax on the year's gains and the result is floored at zero.
Is capital income taxed separately from my salary?
Capital income is taxed at a flat 30% in its own category, separate from employment income. What rate applies to unlisted shares?
Unlisted non-qualified holdings (naringbetingade andelar) are taxed at 25% (five sixths of the gain at 30%), ch. 42 IL; verified in Skatteverket's legal guidance (2026 edition): https://www4.skatteverket.se/rattsligvagledning/edition/2026.13/2801.html
What about selling my home?
A private residence (villa or bostadsratt) is taxed at 22% (22/30 of the gain at 30%), ch. 45 IL; Skatteverket: https://www.skatteverket.se/privat/fastigheterochbostad/forsaljningavbostad/raknautvinstforlustochskatt.4.233f91f71260075abe8800033595.html

Crypto is taxed as 'other assets' at 30%: https://www.skatteverket.se/privat/skatter/vardepapper/andratillgangar/kryptovalutor.4.15532c7b1442f256bae11b60.html
Can I defer the tax on my home (uppskov)?
Deferral of housing gains (uppskov) is not modelled by this calculator: every home gain is taxed at 22% in the year of sale. When you buy a new home you can normally defer the gain and pay an interest-style charge instead.
I own shares in my own company. What about the 3:12 rules?
Shares in an owner-managed company follow the 3:12 rules: roughly 20% up to a price base-amount threshold and 52% above, with salary-based and activity grants splitting the gain. This calculator applies the 25% unlisted rate instead.
