Belarus capital gains tax calculator
Belarus has no separate capital gains tax. A property, share, stake or vehicle disposal is personal income tax income at the standard 13 per cent of the positive difference, after your documented costs or a deemed 20 per cent of what you received.
Work out the tax on a property, share, stake, vehicle or crypto disposal from your dates and costs. Enter sales by hand or import your exchange CSVs, and the calculator splits multi-parcel sales under FIFO, applies the property and vehicle count limits and the token regime that began in 2025, and shows the arithmetic behind the final figure. Everything stays in your browser.

| Belarus-registered investment funds | Investor income exempt, extended to 1 January 2030 (article 208(37)) |
| Losses | No individual carryforward; a securities loss reduces a securities gain of the same year only, and a property or vehicle loss shelters nothing |
Rates as of 2026-09-19. The 2027 row restates the 2026 figures as a planning assumption, because no 2027 change is enacted. Belarus gives individuals no capital-loss carryforward, and the 25 and 30 per cent tiers never apply to a disposal gain.
Questions
Belarus capital gains questions
How much is capital gains tax in Belarus?
There is no separate capital gains tax. A compensated disposal of immovable property, securities, a stake in an organisation's charter fund or another vehicle is personal income tax income at the standard 13 per cent, charged on the positive difference between what you received and the deduction the Tax Code allows. The 25 and 30 per cent rates that appear in Belarusian tax tables apply only to Belarus-source dividends, employment income and civil-law contract income above an annual threshold; the MNS states that income not on the article 199 list, including a disposal gain, is not included.
What can I deduct from a Belarusian disposal?
For immovable property and other compensated property you may deduct documented acquisition and disposal expenses, or instead a deemed 20 per cent of the income from the disposal. Article 211 of the Tax Code makes the choice yours, so you take whichever deduction is higher; the two cannot be combined. Securities and derivative operations have their own base in article 202, which allows documented acquisition, disposal, redemption and custody costs or the same 20 per cent alternative. Crypto is the exception: the base is the money you withdrew from a foreign platform or received, with no deduction for what the tokens cost.
Is there a holding-period exemption in Belarus?
Belarusian shares held for at least three years, and stakes in a Belarusian organisation's charter fund held continuously for at least three years, were exempt through 31 December 2024 (article 208(35)). The exemption was repealed for disposals from 1 January 2025, so a sale of a Belarusian share or stake now taxes at 13 per cent on the positive difference. The property and vehicle exemptions are counts, not holding periods.
How is immovable property taxed in Belarus?
One object of each listed kind within the last five years is exempt: an unfinished capital structure, an apartment, a dwelling house, a dacha, a garden cottage, a garage, a parking place and a land plot. From the second object of the same kind the positive difference is taxed at 13 per cent, and offices, shops and warehouses are always taxable. Immovable property inherited by a Belarus tax resident is exempt regardless of how often it is disposed of.
What is the tax on a Belarusian disposal?
Belarus has no separate capital gains tax. A compensated disposal of property, securities or a stake is taxed as personal income tax income at the standard rate of 13 per cent (article 214(1) of the Tax Code), on the positive difference between the disposal proceeds and the deduction the Code allows. Which deductions reduce a disposal gain?
Deductions. For immovable property and other compensated property the taxpayer may reduce the taxable income by documented acquisition and disposal expenses or, instead, by a deemed deduction of 20 per cent of that income (article 211(1.2)); the two cannot be combined, and because the choice is the taxpayer's the deduction to take is whichever is higher. The deemed alternative is available only for the property the documented-expense deduction covers, which expressly excludes securities, financial instruments of derivative transactions, stakes in an organisation's charter fund and an enterprise as a property complex. How are securities and stakes taxed in Belarus?
Securities. Operations with securities and derivative financial instruments have their own base in article 202: income from the operations less documented acquisition, disposal, redemption and custody expenses (article 202(4)-(5)). At the taxpayer's choice, and instead of documented expenses, the base may be reduced by 20 per cent of the income from the securities operations (article 202(5)). The MNS commentary on Law No. 47-Z reads the sale of a stake in a charter fund through article 202 as well from 1 January 2025. Is there a 25 or 30 per cent rate in Belarus?
The 25 per cent and 30 per cent rates are not capital gains rates. They apply only to the aggregate of Belarus-source dividends, employment income and civil-law contract income (works, services, creation and use of intellectual property, assignment of the property rights in it) above an annual 350,000 BYN aggregate, with 30 per cent above 600,000 BYN (article 214 and the list in article 199 of the Tax Code). The MNS states expressly that other income not listed is not included in that aggregate for the 25 per cent rate, so a gain on a compensated disposal stays at 13 per cent. Are Belarusian shares exempt after three years?
Share exemption removed. Article 208(35) of the Tax Code, which exempted income from the sale of Belarusian shares and stakes held at least three years, was repealed with effect from 1 January 2025 by Law No. 47-Z of 13 December 2024. The sale of a Belarusian share or stake is now taxable at 13 per cent on the positive difference under article 202 (or, for a stake, under the MNS reading of article 202). Disposals completed up to 31 December 2024 keep the old exemption. Sources: https://nalog.gov.by/news/29126/
How is immovable property taxed in Belarus?
Immovable property. The disposal of one object of each listed kind within the last five years is exempt: an unfinished capital structure on a residential, garden or dacha plot, an apartment, a dwelling house with outbuildings, a dacha, a garden cottage with outbuildings, a garage, a parking place and a land plot. From the second object of the same kind within the five-year window the positive difference is taxed at 13 per cent; real estate that is not one of the listed kinds (offices, shops, warehouses) is always reportable and taxable. Immovable property inherited by a Belarus tax resident is exempt regardless of how often it is disposed of. When are vehicle sales exempt in Belarus?
Mechanical vehicles. One ordinary passenger car, motorcycle or moped disposed of in a calendar year is exempt; the second and later of those vehicles in the same year, a vehicle over 3,500 kg and a vehicle with more than eight seats besides the driver's are taxable at 13 per cent on the positive difference (documented expenses or the 20 per cent deemed deduction). Vehicles inherited by a Belarus tax resident are exempt regardless of how often they are disposed of. How is crypto taxed in Belarus?
Crypto and tokens became taxable from 1 January 2025 (Law No. 47-Z of 13 December 2024). Income from permitted token operations with foreign trading platforms, foreign organisations, foreign individual entrepreneurs and other individuals is taxed at 13 per cent on the money actually withdrawn from the platform or actually received; acquisition costs are not taken into account and the standard, social and property deductions do not apply. Operations through residents of the High-Tech Park, tokens created by or through them, mining, token-to-token exchange (other than in illegal activity), inherited tokens and qualifying gifts are outside the tax. Illegal or prohibited operations are taxed at 26 per cent under a special profitability coefficient. Can capital losses be carried forward in Belarus?
Losses. The MNS materials reviewed state no general individual capital-loss pool or fixed carryforward period. Securities and derivative operations are netted within their own base under article 202; a negative result is simply not taxed and does not reduce the tax on another category or carry into another year. Cashless disposals of the same kind are computed per object as a positive difference, so a loss on one object does not shelter a gain on another. When is the Belarusian return due and when is the tax paid?
Filing. An individual tax resident of Belarus files the personal income tax return for the year by 31 March of the following year and pays the tax assessed from it by 1 June. The declaration is compulsory for the disposal income categories the MNS lists, including the second and later property object of a kind within five years, the second and later vehicle in a year, securities and stakes sold to another individual, and foreign-source income. The 2025 return was due by 31 March 2026 and the tax by 1 June 2026.
