Pakistan capital gains tax calculator: PSX securities and property
Pakistan taxes listed securities at 15% for Active Taxpayers, with a holding-period ladder down to 0% for shares bought between July 2022 and June 2024, and immovable property on the Division VIII table. The tax year runs 1 July to 30 June and the return is due by 30 September.
Work out the tax on a PSX share, property, mutual fund, unlisted share or other asset disposal from your dates and costs. Enter sales by hand or import your exchange CSVs, and the calculator reads the rate your acquisition date and holding period select, applies the Active Taxpayers’ List split, ring-fences the losses and shows the arithmetic behind the final figure. Everything stays in your browser.
Rates current as of 2026-09-18, from the Finance Acts and the consolidated Income Tax Ordinance, 2001 and the sources each record cites.

Questions
Pakistan capital gains questions
How much is capital gains tax in Pakistan?
It depends on the asset and when it was bought. Listed securities run the section 37A / Division VII table: 15% for a security acquired on or after 1 July 2024 if you were on the Active Taxpayers' List on both the acquisition and the disposal date, a holding-period ladder of 15/12.5/10/7.5/5/2.5/0% for 1 July 2022 to 30 June 2024 acquisitions, 12.5% for 1 July 2013 to 30 June 2022, and 0% before 1 July 2013. Off the Active Taxpayers' List the gain runs the Division I rates with a floor of 15%.
What is the Active Taxpayers' List?
It is the FBR's list of people who have filed their returns. For securities acquired on or after 1 July 2024 the rate is 15% only where the person is on the list at both the acquisition and the disposal date; for immovable property acquired on or after 1 July 2024 it is 15% where the person is on the list on the disposal date. Otherwise the gain runs the Division I individual or AOP rates, with a statutory floor of 15%.
How is property taxed?
Immovable property is charged under section 37(1A) at the Division VIII rates. Property acquired on or before 30 June 2024 runs the holding-period table by kind: open plots 15/12.5/10/7.5/5/2.5/0%, constructed property 15/10/7.5/5/0% and flats 15/7.5/0%, a dash meaning no rate is listed. Property acquired on or after 1 July 2024 pays 15% for a person on the Active Taxpayers' List at disposal, otherwise the Division I rates with a 15% floor.
Who collects the tax on listed shares?
NCCPL computes, determines, collects and deposits the tax on listed securities on the taxpayer's behalf under section 100B and the Eighth Schedule, and issues an annual certificate that is conclusive evidence and is filed with the return. Units of open-ended mutual funds to which section 100B applies are collected the same way.
How does Pakistan tax capital gains?
Tax year 2027 (1 July 2026 to 30 June 2027). The Finance Act, 2026 changed no capital gains rate: it did not amend section 37A or Division VII, and it did not amend section 37(1A) or Division VIII. It inserted the words 'charge and' in the Division VII mutual fund/CIS/REIT proviso and omitted section 7E (the 20% tax on deemed income from capital assets) and Tenth Schedule rule 1A. The Finance Act, 2026 Division VII and Division VIII tables are unchanged from the Finance Act, 2024. Source: Finance Act, 2026 and the consolidated Income Tax Ordinance, 2001 amended up to 30 June 2026.
What are the securities rates by acquisition date?
Securities from tax year 2025 (Finance Act, 2024): securities acquired between 1 July 2022 and 30 June 2024 pay the holding-period rates 15% / 12.5% / 10% / 7.5% / 5% / 2.5% / 0% (holding period not exceeding one, two, three, four, five and six years, then over six years); securities acquired on or after 1 July 2024 pay 15% where the person is on the Active Taxpayers' List on both the date of acquisition and the date of disposal, and otherwise the Division I individual/AOP rates with a floor of 15%. Securities acquired between 1 July 2013 and 30 June 2022 pay 12.5%, and securities acquired before 1 July 2013 pay 0%. Future commodity contracts entered into by members of the Pakistan Mercantile Exchange pay 5%, outside this calculator's scope.
How is immovable property taxed?
Immovable property: for property acquired on or before 30 June 2024 the Division VIII holding-period table applies, open plots at 15/12.5/10/7.5/5/2.5/0%, constructed property at 15/10/7.5/5/0% and flats at 15/7.5/0% over the same bands (a '-' in the table means no rate is listed, so no further relief). Property acquired on or after 1 July 2024 pays 15% for persons on the Active Taxpayers' List on the date of disposal, and otherwise the Division I individual/AOP rates with a floor of 15% of the gain.
How are mutual funds and REITs taxed?
Mutual funds, collective investment schemes and REIT schemes: the scheme deducts capital gains tax on redemption at 15% for stock funds and 15% for other funds for an individual or association of persons (Finance Act, 2024; 10% under the Finance Act, 2022 table); in a stock fund whose dividend receipts are less than its capital gains the deduction is 15%. No capital gain is deducted where the holding period of a security acquired on or before 30 June 2024 is more than six years with any of these schemes. NCCPL computes and collects the tax on units of open-ended mutual funds under the Eighth Schedule rule 1(1A). Units of an exchange-traded fund are a 'security' under s.37A(3) and run the ordinary s.37A rates.
How do losses carry forward?
Losses: a loss on disposal of securities is set off only against the gain from other securities chargeable under s.37A and carries forward against securities gains only for up to three tax years (s.37A(5)). Other capital losses are ring-fenced against the head Capital Gains and carry forward up to six tax years (s.59(1)-(2)). No loss is recognised on disposal of a work of art, jewellery, a rare manuscript, a postage stamp, a coin or medallion, or an antique (s.38(5)). Gains on those items remain taxable.
How is crypto taxed in Pakistan?
Crypto and virtual assets: the Income Tax Ordinance, 2001 contains no charging, exemption, rate or valuation provision for virtual assets, virtual currency, crypto or digital assets (searched in the consolidated Ordinance amended up to 30 June 2026). The Virtual Assets Act, 2026 published by the Pakistan Virtual Assets Regulatory Authority directs a licensed Virtual Asset Service Provider to comply with the obligations imposed under the income tax law (s.66) and creates no crypto capital gains tax. Whether a private investor's crypto gain is a s.37 capital gain or s.39 income from other sources is unresolved on the primary text, so this calculator flags crypto disposals and asserts no rate.
When is the return due?
Filing: an individual's return of income is furnished on or before 30 September next following the end of the tax year (s.118(3)(b)); the tax payable is due on that date (s.137(1)). The tax year runs 1 July to 30 June and is named by the calendar year in which it ends (s.74(1)). A 10% surcharge under s.4AB applies to the Division I tax where taxable income exceeds PKR 10 million except for a salaried individual; this calculator does not compute it.
