Timor-Leste capital gains tax calculator
Timor-Leste has no separate capital gains tax: a gain on shares, crypto, valuables or investment property is property income, and the income tax scale takes it at 0% on the first $6,000 of taxable income and 10% above. The home you live in never enters the charge, and losses carry forward indefinitely.
Work out the tax on a share, crypto or property disposal from your dates and costs. Enter sales by hand or import your exchange CSVs, and the calculator splits multi-parcel sales under FIFO, stacks the gain on your other annual-return income at the official scale, and shows the arithmetic behind the final figure. Everything stays in your browser.
Rates current as of 2026-09-30, from the Taxes and Duties Act 2008 in the Official Gazette and the sources each record cites.

Tables are built from the statute records retrieved 2026-09-30: the Taxes and Duties Act 2008 (Law 8/2008), unchanged on capital gains through the 2026 State Budget. Its only two amendments touch petroleum matters and the permanent-establishment definition.
Questions
Timor-Leste capital gains questions
How much is capital gains tax in Timor-Leste?
There is no separate capital gains tax. The gain is income: section 28.3(b) of the Taxes and Duties Act 2008 counts any gain on the disposal of an asset other than an asset held on personal account as property income, and the income tax scale of Schedule VI taxes it with your other income, 0% on the first $6,000 of taxable income and 10% above.
Is my home exempt?
Yes, in the statute's own words: only assets held on personal account fall outside property income, and a home you live in is the canonical case. A property you rent out or hold for investment is not personal account, so its gain taxes like any other asset's.
I hold shares on a foreign exchange. Does Timor-Leste tax the gain?
Yes. Timor-Leste has no domestic stock exchange, and residents are taxed on income from all sources within and outside Timor-Leste (section 28.4(a)), so a gain on shares traded anywhere is property income on the same 0% to $6,000 then 10% scale.
Do losses reduce the tax?
A loss on a non-personal asset offsets the year's gains only, never that year's salary or interest (sections 43.2 and 30.1(c)). The excess carries forward indefinitely as a loss in computing later years' taxable income, until fully deducted (section 43.3).
What charges a disposal gain in Timor-Leste?
There is no separate capital gains tax. Section 28.3 of Law 8/2008 defines property income as: "dividends, interest, royalties, annuities, rent, or other amounts arising from the provision, use, or exploitation of property; and any gain arising on the disposal of an asset, other than an asset held on personal account, but does not include an amount that is business income". A private individual's gain on shares, crypto, valuables or investment property is property income inside gross income.
Which rate does the gain pay?
The gain is taxed on the income tax scale of Schedule VI with the year's other gross income: a resident individual pays 0% on the first $6,000 of taxable income and 10% on the excess (section 26). The scale itself is carried by this year's income-tax record; the engine reads it from there.
What about shares on foreign markets, and non-residents?
Residents are taxed on worldwide income, so a gain on shares traded on any foreign market is inside the charge (section 28.4(a)); Timor-Leste has no domestic stock exchange, so every listed holding is foreign. Non-residents pay a flat 10% on Timor-Leste source income only (section 28.4(b), Schedule VI(b)); the Timor-Leste source rules for gains are sections 49.1(c) and 49.1(e) (business assets, Timor-Leste immovable property, and interests in entities whose assets consist wholly or partly of Timor-Leste immovable property).
Which assets never enter property income?
Assets held on personal account are outside property income (section 28.3(b)): a home the seller lives in, personal effects and similar personal-use assets. A rental or investment property is not personal account; its gain taxes.
How do losses carry forward?
Losses on non-personal assets are deductible only against section 28.3(b) gains of the year they arise (sections 30.1(c) and 43.2); the excess carries forward indefinitely as a loss in computing taxable income of later years (section 43.3, with the general carry-forward of 43.1). No holding-period rule, frequency limit or count limit exists anywhere in the statute.
Which income never stacks with a gain?
Wages subject to the separate wage income tax never join gross income (section 28.1(e)); royalties, land and building rent, and prizes paid to a natural person bear a 10% final withholding and are never aggregated either (sections 54-56 and 61.1(c)); dividends are exempt (section 29.1(f)). Interest stays property income on the annual return.
When is the return due?
The annual income tax return and the tax are due by the last day of the third month after the tax year, 31 March (sections 62.2 and 63; the Ministry of Finance guide states March 31).
Is a business disposal different?
Gains made in the conduct of a business are business income on the same schedule (section 28.2); this calculator serves the private seller. The Act levies no transfer tax or stamp duty on a disposal: its taxes are services tax, excise, sales tax, import duty, wage income tax and income tax.
