Morocco capital gains tax calculator
Morocco taxes disposals at final IR rates: 15% on listed shares and qualifying OPCVM, 20% on unlisted titles and other funds, and 20% on the net property profit with a 3% of price minimum. Securities losses net same-nature gains and carry four years.
Work out the tax on a Casablanca share sale, an OPCVM fund, an unlisted stake, crypto or property from your dates and costs. Enter sales by hand or import your exchange CSVs, and the calculator applies the year’s MAD 30,000 and MAD 140,000 reliefs, the residence holding edges and the 3% property minimum, and shows the arithmetic behind the final figure. Everything stays in your browser.
Rates current as of 2026-09-19, from the DGI’s Code général des impôts.

Tables come from the source records retrieved 2026-09-19; each links back to the authority page above. No capital-gains class rate changed across 2021 to 2027; the changes in that window were the ordinary IR scale (1 January 2025) and the VAT reduced-rate convergence. Crypto has no dedicated Moroccan rule: the calculator applies the 20% reading.
Questions
Morocco capital gains questions
How much is capital gains tax in Morocco?
For individuals the rates are final: 15% on the net profit from listed shares and OPCVM interests whose assets are permanently at least 60% shares; 20% on unlisted shares, other company interests, debt securities and other funds; and 20% on the net real-estate profit. These are separate from the ordinary progressive income tax scale.
What is the 30,000 dirham securities exemption?
Article 68-II of the Code général des impôts exempts the year's covered securities disposals when their total value does not exceed MAD 30,000. It is measured on the disposal value, not the gain, and it is all-or-nothing: once the year's disposals pass MAD 30,000 the whole net profit is taxable.
Is the main home exempt?
A dwelling is exempt when it was the owner's principal residence for at least five years at the disposal date, not rented and not assigned to professional use, with a maximum one year after vacancy to complete the sale, and the exemption cannot be used more than once during the five-year period. Disposals through 2022 required six years. Social housing has its own four-year edge.
How are property losses and the 3% minimum handled?
Property is taxed at 20% of the net profit but never less than 3% of the disposal price (article 144-II), so a sale with no profit or a loss can still owe the minimum. The property provisions create no property-capital-loss carryforward.
How does Morocco tax an individual's capital gains?
Morocco taxes an individual's capital gains inside the income tax (impôt sur le revenu, IR) at separate final rates, one calendar year at a time: the tax year is the calendar year, income being established each year on the income acquired during the preceding year (CGI article 71). The category rates are 15% for listed shares and qualifying OPCVM interests, 20% for unlisted shares, debt securities and other OPCVM interests, and 20% for the net real-estate profit (CGI article 73-II-C). These are final rates on the disposal category, separate from the ordinary progressive IR scale in the ma-income-tax records. Source: https://www.finances.gov.ma/Publication/dgi/2025/CGI-2026-FR.pdf
Which titles take the 15% rate?
Listed shares and OPCVM: the 15% final rate covers net profits from disposing of shares and similar titles listed on a Moroccan stock exchange and of interests in OPCVM whose assets are permanently at least 60% shares; every other title, OPCVM interest or debt security falls in the 20% category (CGI article 73-II-C). The net profit is the disposal price less disposal costs less the acquisition price increased by acquisition costs (CGI article 65); for titles of the same nature acquired at different prices the CGI requires the weighted-average cost (CGI article 70). ETFs have no standalone CGI category: an ETF is classified by its legal vehicle and asset composition. Source: https://www.finances.gov.ma/Publication/dgi/2025/CGI-2026-FR.pdf
What is the 30,000 dirham securities relief?
Securities exemption (2026): the separate exemption of CGI article 68-II applies when the total value of the covered securities disposals made during the civil year does not exceed MAD 30,000. It is an exemption measured on the year's DISPOSAL VALUE, not an indexed annual net-gain allowance, and the reviewed official texts publish no year-by-year revaluation of the figure. It is all-or-nothing for the year: once the total disposal value passes MAD 30,000, the whole net profit is taxable. Source: https://www.finances.gov.ma/Publication/dgi/2016/cgi_2015_fra.pdf
How is real estate taxed?
Real estate: 20% of the net real-estate profit, subject to a minimum tax of 3% of the disposal price even where there is no profit (CGI articles 63 and 144-II). The net profit is the disposal price less justified disposal expenses and the acquisition price increased by acquisition costs, investment expenditure and eligible financing cost, with the statutory revaluation mechanics. Which property sales are exempt?
Exemptions (2026): annual property disposals whose total value does not exceed MAD 140,000 are exempt (CGI article 63-II-A). The main residence is exempt when it was occupied as the owner's principal residence for at least five years at the disposal date, not rented and not assigned to professional use, with a maximum one-year period after vacancy to complete the sale, and the exemption cannot be used more than once during the five-year period (CGI article 63-II-B): The five-year principal-residence condition continues to govern disposals from 2023 onward. Social housing assigned to the owner's principal residence for four years is a separate statutory case. Source: https://www.finances.gov.ma/Publication/dgi/2025/CGI-2026-FR.pdf
How do capital losses work?
Losses: CGI article 70 nets losses against gains of the same nature in the same year and carries any remaining loss to the next year and through the fourth year following the year of realization; the same article requires the weighted-average cost for same-nature titles bought at different prices. This is a securities pool, not a cross-category property pool. The reviewed property provisions create no general property-capital-loss carryforward, and the 3% minimum tax can apply even when the computed profit is nil or negative. When is the tax declared and paid, and how is crypto treated?
Filing and payment (2026): From 1 January 2026, Law No. 50-25 changes the securities mechanics: the tax due on a securities disposal is paid within 30 days after each disposal, and the taxpayer then files an annual reconciliation of all disposals before 1 April of the following year, which can support a refund of excess prepayments. Property disposals still declare and pay within 30 days after the disposal (CGI article 83). The MAD 30,000 and MAD 140,000 thresholds were carried unchanged; no annual revaluation schedule for either figure was found. Crypto has no crypto-specific rate, holding-period rule, exemption, official classification or loss pool in the reviewed code: this record carries the 20% residual rate provisionally, and the calculator flags the reading rather than presenting it as an official crypto classification.
