North Macedonia capital gains tax calculator

North Macedonia taxes a capital gain at a flat 10% on an included base: 90% of the gain for securities, fund units, capital participation, other movable property and lived-in real estate, an effective 9%, and 100% for crypto and other real estate. Securities held longer than two years, and property lived in over three years or held over five, are exempt.

Work out the tax on a share, fund, crypto or property disposal from your dates and costs. Enter sales by hand or import your exchange CSVs, and the calculator splits multi-parcel sales under FIFO, applies the two-year and three/five-year holding tests, and shows the arithmetic behind the final figure. Everything stays in your browser.

Questions

North Macedonia capital gains questions

How much is capital gains tax in North Macedonia?

A flat 10% personal income tax applies to an included base: 90% of the gain on securities, investment-fund units, capital participation, other movable property and lived-in real estate, which is an effective 9%, and 100% of the gain on crypto and other real estate, which is 10%.

When is a property sale exempt from capital gains tax?

Real estate is exempt where the taxpayer lived in it at least one year before the sale and sells after three years from acquisition, or on any sale after five years from acquisition. Property acquired by denationalisation or first-line inheritance, and transfers between spouses or connected to divorce, are also exempt.

Can capital losses reduce the tax?

Only within limits. Article 62 nets a loss only in the same year and only within its own pool: securities traded on the domestic exchange, and units of domestic investment funds. No loss carries forward, and a foreign-venue or crypto loss gets no relief.

How is a capital gain defined and taxed?

A capital gain is the difference between the sale (or exchange) price and the acquisition (purchase) price of real estate, securities, investment-fund units, capital participation, or other movable and intangible property (Law on Personal Income Tax, articles 58 and 60; PRO tax guide, Капитални добивки). The tax rate is 10% of the taxable base. Source: https://www.ujp.gov.mk/s/fizicki_lica/category/123

What is the base and the effective rate?

The tax base enters the gain at 90% for securities, investment-fund units, capital participation, other movable property, and real estate the taxpayer lived in for at least one year before the sale, and at 100% for other real estate. The 90% base is the statutory equivalent of recognising 10% standardised costs, so the effective rate on those gains is 9% (10% of 90%). On real estate the taxpayer may instead claim documented actual investment costs in place of the 10% standardised costs. How are securities and fund units taxed?

Securities and investment-fund units are taxed under articles 58 to 62 of the Law on Personal Income Tax, applying to instruments acquired from 1 January 2023. A gain on a holding of longer than two years is exempt (article 12(1) item 39-a), 10% standardised costs are recognised (article 60(2)), and lots are matched first in, first out. How is real-estate gain worked out?

Real-estate gain is the agreed sale price less the acquisition price, with the Public Revenue Office able to substitute the local-government market value where the agreed price is below market. Inherited or gifted property uses the predecessor's acquisition price and self-built property uses documented construction cost. 100% of the gain enters the base; where the taxpayer lived in the property at least one year before the sale and sells before the end of three years from acquisition, 90% enters the base. Which real-estate sales are exempt?

No capital gains tax is due where the taxpayer lived in the property at least one year before the sale and sells after three years from acquisition; where the property is sold after five years from acquisition; where it was acquired through denationalisation or first-line inheritance; where a first-line gift meets the residence and period conditions; or on transfers between spouses or connected to divorce. How is crypto taxed?

A crypto disposal is a capital gain on intangible property (Law on Personal Income Tax, article 58): the positive difference between the sale or exchange value and the acquisition value is taxed at 10%. Mined crypto is first taxed as other income at market value when it is mined, and a later sale taxes the subsequent positive difference. The 10% standardised costs are stated for securities and fund units and do not extend to intangible property, so 100% of a crypto gain is included. How do losses work?

A capital loss nets only in the same year and only within its own statutory pool: securities traded on the domestic exchange (article 62(1)) and units of domestic investment funds (article 62(2)). No provision carries a capital loss forward, and no other class's loss reduces a taxable gain. Source: https://www.ujp.gov.mk/e/prasanja/category/2127?print=1

When do you declare and pay?

A resident declares and pays capital gains through the monthly electronic calculation (е-ППД): capital participation, other movable property and intangible property by the 10th of the month after the disposal, and real estate by the 10th of the month after the sale contract is notarised, with payment by the 15th. Domestic securities and fund-unit gains are assessed by the PRO from Central Depository and fund-management reports; foreign securities and fund units use the 10th/15th deadlines. The PRO prepares the annual return by 30 April and the taxpayer confirms or corrects it by 31 May. Source: https://www.ujp.gov.mk/s/fizicki_lica/category/123

Which other securities gains are exempt?

The law also exempts securities and fund-unit gains from acquisitions in an initial public offering, from first-line inheritance or gift held past the statutory period, from denationalisation, and on qualifying long-term government and municipal debt (article 63-a). These depend on the instrument meeting the statutory category, so the calculator does not extend them automatically and flags them.
